Are you an experienced Apartment Property Manager seeking a new full-time opportunity? Do you excel in a supportive, collaborative work environment? We’re looking for a dedicated team member to manage apartment properties, provide regional support, and contribute to administrative and marketing initiatives across our regional portfolio.
This position is based in Sioux Falls, SD, with responsibility for managing our Mitchell, SD apartment community, supporting other nearby apartment locations and the corporate office.
What You'll Do:
- Serve as the onsite manager for our apartment community in Mitchell, SD two days per week.
- Provide property management coverage at other apartment communities during staff absences.
- Support the corporate office with administrative, marketing, and event coordination tasks.
- Manage rental activities to maintain high occupancy, including preparing and showing apartments, evaluating applications, preparing leases and renewals, facilitating communication, and coordinating unit turnovers.
- Oversee revenue and collections: assist with property expenses and budgeting, collect rent and manage late payments, prepare security deposit transmittals, negotiate rental rates, assess fees, and coordinate eviction services.
- Build strong resident and customer relations by responding promptly and professionally to questions, concerns, and service requests.
- Foster positive working relationships with residents, property maintenance, and vendors. Provide orientation materials for new residents and ensure after-hours service coverage.
- Maintain accurate tenant and property data in rental software, generate reports, track lease expirations and vacancies, and support operational recordkeeping.
- Identify and communicate maintenance needs, ensuring buildings and grounds are well-maintained and issues addressed promptly.
- Apply your technical, administrative and organizational skills to support a wide range of property and office functions.
Additional Role Details:
- Full-time position with a home base in Sioux Falls, SD.
- Daytime travel 2-3 days per week (40%-50%), primarily to Mitchell, SD and surrounding communities – home each night.
- Company vehicle provided for travel between locations.
What We're Looking For:
- Minimum of three (3) years of experience in Property Management or a related professional role.
- Proficiency in MS Office, email, and office equipment required; experience with Rent Manager is a plus.
- Strong understanding of the varied responsibilities involved in managing residential housing.
- Exceptional customer service, problem-solving, negotiation, and diplomacy skills.
- Self-motivated, reliable, service-oriented, and goal-driven individual.
- Strong leadership with excellent written and oral communication skills.
- Proven ability to manage multiple locations and priorities in a professional and organized manner.
