This position is essential to ensuring our building remains safe, functional, and welcoming. As a Building Maintenance Lead Worker, you'll bring your skills and knowledge across multiple trades-electrical, plumbing, carpentry, refrigeration, heating and air conditioning, painting, locksmithing, and preventive maintenance. You'll also use your strong communication and customer service skills to collaborate with internal teams, support our external customers, and maintain positive relationships with contractors.

This position also responds to all building or equipment alarms and concerns that require immediate attention, which may include weekends, nights, and after office hours. Occasional flexibility in your schedule is required to ensure the continued, safe, and efficient operation of the facility.

The Ideal Candidate Will Have:

An associate's degree in one or more of the listed trade areas is preferred, though equivalent experience in building or property maintenance will also be highly valued. Strong technical skills, a solid understanding of maintenance practices, and a commitment to safety are key to success in this role.

Equally important are your personal qualities-clear communication, integrity, a friendly and positive attitude, a sense of urgency, and a genuine willingness to serve others. This is a hands-on position that also involves motivating and directing both employees and contractors. A flexible, solutions-focused mindset will help you thrive here.

Knowledge of:
  • general building facility maintenance including: electrical, plumbing, boilers, chillers, carpentry, drywall installation and finish, refrigeration, heating, ventilation, air conditioning, painting, door / window repair, all aspects of building cleaning, landscaping, carpeting, vinyl tile, assembly of office furniture, shipping and receiving, flat roof maintenance, asphalt parking lot repair, building alarm systems;
  • building construction; tools and equipment associated with the tasks of the position;
  • specific trade areas associated with the duties of the position; and,
  • safety protocols for facility maintenance including lock out tag out.

Skill to:
  • be an active listener and respond in a timely fashion;
  • have a passion for serving others, providing a positive customer experience for both external and internal customers;
  • be a self-starter, prioritize and show initiative;
  • work in Microsoft outlook, word and excel and be able to learn other computer systems as utilized by state employees,
  • learn HVAC system computer software;

Ability to:
  • work with contractors to achieve maximum preventative maintenance for all equipment;
  • manage safety program for building;
  • communicate information clearly and concisely;
  • establish timetables for projects;
  • follow oral and written instructions;
  • direct the activities of others;
  • deal tactfully with others;
  • complete delegated tasks;
  • read and understand blueprints and drawings;
  • operate required tools and equipment;
  • lift 50 pounds or more;
  • work from ladders, scaffolding, or in confined areas;
  • display a high sense of urgency to all building state employees to maintain their work areas;
  • work effectively with a diverse group of state agency employees and the general public;
  • effectively supervise, train and follow up on assistant workers as assigned, typically inmate helpers.
