Are you an experienced and motivated land development professional ready for your next challenge? Signature Companies, LLC is seeking a Civil Engineer/Land Development Project Manager to lead the coordination and execution of our residential and commercial development projects.
Position Summary:
The Land Development Project Manager is responsible for overseeing the planning, coordination, and execution of residential, commercial, or mixed-use land development projects. This role ensures that land is delivered on time, within budget, and in compliance with all regulatory requirements and company quality standards.
Key Responsibilities:
1. Project Planning & Management
- Manage all phases of land development, including site planning, permitting, budgeting, construction, and closeout.
- Develop project schedules, budgets, and scopes of work for infrastructure and site development.
- Coordinate with internal or external staff (land acquisition, construction, engineering, legal) to align project milestones and goals.
2. Entitlements & Permitting
- Lead the entitlement process including zoning approvals, plats, annexations, utility service agreements, and permitting.
- Interface with local government agencies, city councils, planning commissions, and other regulatory bodies.
- Ensure compliance with federal, state, and local development regulations (zoning, stormwater, wetlands, etc.).
3. Consultant & Contractor Coordination
- Select, contract, and manage third-party consultants
- Oversee site work contractors for grading, utilities, roads, and other site improvements.
- Monitor consultant deliverables to ensure timelines, budgets, and specifications are met.
4. Budget & Cost Control
- Prepare, monitor, and update project development budgets and pro formas.
- Review and approve invoices, change orders, and contractor payments.
- Ensure cost efficiencies by proactively identifying and resolving budget risks.
5. Schedule Management
- Create and manage development timelines to deliver lots or pad-ready sites on schedule.
- Identify critical path activities and anticipate delays or issues that could impact delivery dates.
- Track construction progress and provide regular status reports to leadership.
6. Quality Assurance & Inspections
- Ensure site improvements meet design specifications, municipal codes, and company standards.
- Schedule and coordinate inspections with local authorities and utility providers.
- Manage project punch lists and close-out documentation for project completion.
7. Stakeholder Communication
- Serve as the point of contact for internal leadership, builders, government officials, engineers, and utility providers.
- Provide regular updates to senior management on project status, budget, and risks.
- Support community outreach efforts when public hearings or neighborhood input is required.
Qualifications:
- Degree in Civil Engineering, Construction Management, Urban Planning, or related field.
- Experience in land development, site construction, or civil project management.
- Understanding of engineering plans, plats, permits, and site development standards.
- Experience managing municipal permitting processes and contractor performance.
