Full-Time Maintenance Tech After Hours On- Call

JOB SUMMARY:

Position is responsible for assisting the Site Manager in performing all duties and functions required for efficient operation of the apartment and townhome communities. This position will report to the Maintenance Supervisor for their designated district and be accountable to the Site Manager. The duties of the Maintenance Technician include, but are not limited to the following:

JOB DUTIES PERFORMED:

1. Accountable to the Site Manager, with scheduled meetings.
2. Maintain set scheduled work hours.
3. Perform maintenance duties, including electrical, plumbing, dry wall, and appliance repairs, improvements, etc.
4. Perform all maintenance requests correctly and completed in the allotted time frame. Provide Manager with the initialed completed request, with minimal call-backs expected.
5. Monitors apartment and townhome communities to ensure that company policies and procedures are followed to maintain standards for safety, quality, and overall company and tenant satisfaction.
6. Responsible for painting touch-ups.
7. Perform sidewalk snow removal for less than 2” of snow.
8. Responsible for the operation and maintenance of the sprinkler system.
9. Care of on-site equipment.
10. Cooperates with staff personnel to study and investigate areas such as quality improvement, cost reduction, method improvements, and equipment maintenance.
11. Perform inspections with Manager, and smoke detector inspections.
12. Implements the preventative maintenance program with Managers involvement and maintains copies in maintenance room and in the complex office.
13. Repairs and maintains community equipment and the physical structure of the communities he/she is assigned to.
14. Responsible to perform duties assigned to help other Maintenance Technicians at various other properties.
15. Communicates with Site Manager or Regional Manager regarding maintenance and personnel issues.
16. Observes all company personnel, quality, and safety policies.
17. Responsible to keep expenses within budget, by communicating with Manager to combine all purchase trips, while adhering to set policies for obtaining verifiable receipts.
18. Responsible to get prior approval from Regional Manger before calling outside vendor for repairs.
19. Participate in safety meetings.
20. Complete and document monthly fire extinguisher inspections.
21. Performs other duties as assigned.

KNOWLEDGE, SKILLS, AND ABILITIES:

• Excellent customer service skills.
• Knowledge of property management and marked ability to analyze and respond to site problems.
• Excellent communication skills - both oral and written.
• Behavior supports positive work environment. Examples: lead by example, friendly, and excellent communication skills both listening and speaking.
• Working knowledge of electricity, plumbing, and drywall repair/replacement.
• Considerable mechanical ability to analyze equipment and their function and repair.
• Knowledge of fair housing regulations.
• Must have a valid Driver’s License.

EDUCATION/CERTIFICATIONS PREFERRED

• Lockout Tagout Training
• CPR/First Aid Certified
