POSITION SUMMARY:
The Maintenance Assistant is responsible for assisting the Site Manager in performing all duties and functions required for the efficient operation of their apartment and townhome communities. The Maintenance Assistant is responsible for maintaining the interior and exterior of apartment and townhome communities with guidance from the Maintenance Technician. Additionally, this person is responsible for groundskeeping and cleaning duties as assigned.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Groundskeeping:
- Perform sidewalk snow removal and ice melt application.
- Maintain all grounds, including parking lots and trash enclosures to company standards.
- Remove all trash from grounds daily.
- Performs groundskeeping duties to ensure grounds are kept in above standard condition and create strong curb appeal at the property.
Maintenance:
- Perform light maintenance duties as assigned after grounds/cleaning duties are performed.
- Perform all maintenance requests correctly and within the allotted time frame as assigned by the Maintenance Technician or Property Manager.
- Provide Site Manager with the initialed completed request with minimal call-backs.
- Perform inspections with manager and smoke detector inspections.
- Repairs and maintains community equipment and the physical structure of the communities as assigned.
- Responsible for care, maintenance, and inventory of all supplies and equipment owned by the property.
Financial:
- Responsible for talking to Maintenance Supervisor about any needed supplies.
Cleaning:
- Clean walls in common areas as needed.
- Wipe down handrails and windows as needed.
- Clean units once Maintenance Unit Turn Checklist is complete.
- Vacuum all hallways, stairwells, common areas with apartment/townhome community.
Resident Relations:
- Represent the community in a professional manner at all times, on/off property.
- Ensure apartments are ready for new move-ins as assigned.
Safety:
- Ensure that unsafe conditions are corrected in a timely manner.
- Learns and ensures compliance with all company, local, state, and federal safety rules.
- Immediately report all unsafe conditions.
Administrative:
- Observe given hours.
- Ensure check in and out with Maintenance Technician and Property Manager when entering and exiting a property.
- Provide a high level of service to prospective tenants, tenants, vendors, and coworkers.
- Observe all company personnel, quality, and safety policies.
- Perform other duties as assigned.
KNOWLEDGE, SKILLS, & ABILITIES
- Knowledge of property management and marked ability to analyze and respond to site problems.
- Excellent communication skills both oral and written.
- Working knowledge of fair housing regulations.
- Working knowledge of electricity and considerable mechanical ability to analyze equipment and their function and repair.
- The ability to maintain confidentiality regarding information and situations regarding tenants, prospects, the organization, or community partners.
QUALIFICATIONS
- Must have Valid Driver’s License and Automobile Insurance.
- Must be able to pass a criminal background check.
