Are you an experienced maintenance, facilities, fleet, or operations leader looking to apply your skills in a broader operational role? Van Buskirk Companies in Sioux Falls, SD is seeking a strategic and organized Maintenance & Asset Operations Manager to oversee residential maintenance operations and projects while supporting company fleet, facilities, and asset management across the organization.

This role is ideal for an experienced operations leader who enjoys building structure, managing resources, and improving systems that support both service quality and financial performance. The position reports to the COO and works closely with Property Management, Construction, and Finance to ensure maintenance operations and company assets are managed efficiently and strategically.
This role has a meaningful impact on operational performance and asset value, and works closely with company leadership to implement systems, processes, and resource strategies that improve long-term results.
What You’ll Do
Lead Residential Maintenance Operations
Provide leadership and structure for residential maintenance operations by optimizing technician deployment, developing maintenance personnel, and maintaining organized inventory systems.
Establish clear performance standards for response time, work quality, turn cycles, and overall resident experience.
Financial & Asset Strategy
- Apply financial discipline to maintenance and rehab decisions through cap-rate and ROI analysis, disciplined project scope management, and standardized materials and finishes.
- Partner with Property Management to ensure maintenance strategies support NOI performance and long-term asset value.
Manage Special Projects & Company Labor Deployment
Lead and deploy company resources to execute high-priority projects such as apartment rehabs and internal build-outs.
Evaluate when work should be performed internally versus subcontracted and manage project schedules, budgets, and ROI performance.
Lead the company’s after-hours service program by establishing policies, coverage plans, and escalation protocols while monitoring service quality and cost-effectiveness.
Physical Asset Management (Fleet, Shops & Equipment)
Provide centralized oversight of company vehicles, tools, equipment, and storage locations to ensure organization, safety, compliance, and cost control.
Maintain fleet lifecycle records and establish standards for vehicle use and maintenance.
Oversee shops and yards to ensure organized operations, inventory control, proper storage, and efficient utilization of company assets.
Facilities & Technology Asset Oversight
Ensure company facilities and technology infrastructure support operational continuity and organizational efficiency.
Serve as liaison for facility needs, oversee workspace standards and improvements, and coordinate facility maintenance and vendor services.
Oversee technology assets and IT vendor services to maintain security, compliance, and operational reliability.
What You’ll Need:
- 7+ years of operational and leadership experience in residential property maintenance, operations, fleet, facilities, construction, or related environments.
- Experience managing apartment community maintenance teams and rehab projects preferred.
- Strong financial acumen, including understanding the financial drivers of property performance such as costs, ROI, and operational efficiency.
- Experience managing projects and subcontractors required.
- Experience with work order systems, maintenance tracking software, or operational databases required.
- Proficiency in Microsoft Office and business software systems.
- Demonstrated experience implementing or improving operational processes and systems.
- Ability to build structure, improve systems, and strengthen operational consistency across teams and processes.
- Proven ability to manage cross-functional projects, vendors, and fleet operations.
- Strong organizational and leadership skills, with the ability to manage multiple projects and priorities.
