Job Summary:
FSST HOUSING DEPARTMENT: MAINTENANCE TECHNICIAN

The FSSHD Maintenance Technician is under the supervision of the FSSHD Executive Director. The Maintenance Technician is responsible for the maintenance, upkeep, and renovation of all FSSTHD rental units, buildings, and grounds. Work includes, but is not limited to: Carpentry, plumbing, electrical, painting, and grounds maintenance, including mowing and snow removal.

Job Description: Maintenance and rehabilitation for housing units:


Carpentry: Performs basic rough and finished carpentry repair of structures such as partitions, walls, doors, fences, window frames, office furniture, roofs, and shelves.


Glazier: Removes broken glass, putty or plastic; replaces windows and door hardware; replaces glass for windows, doors, and light fixtures.


Electrical: Performs basic electrical repair work for switches, outlets, plugs, cables, appliances, and lighting systems; reports unsafe electrical conditions.


Plumbing: Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces seals and other minor parts; maintains drinking fountains; repairs, replaces and maintains hot water heaters and other appliances.


Painting: applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain; removes or paints over graffiti; repairs wall coverings.
Grounds Maintenance: Maintains grounds in clean, safe, and orderly manner including mowing, trimming, weeding, aerating, minor pest management, composting and fertilizing lawns; replaces plants as needed; sets sprinklers; replaces broken sprinkler heads; adjusts automatic time clocks and system pressure if necessary; cleans debris and/or snow and ice from grounds, pathways, and parking lots; maintains grounds maintenance equipment; prunes trees and shrubs. Maintains tribal roadways and plows snow within FSSHD’s rental property, including parking lots, sidewalks, and entryways for elders.
General Labor: Moving office furniture or other tasks requested by housing office staff.


  • Performs preventive maintenance work in accordance with established schedules, including furnace cleaning, plumbing inspections, and appliance inspections.
  • Assists Tenant Services Coordinator with move in/move out and annual inspections of all units.
  • Performs warranty inspections
  • Maintain upkeep of vehicles (lube & oil, tires, etc.). Maintain power equipment.
  • Maintain constant vigil for fire and safety hazard conditions. Eliminate hazards as expeditiously as possible without jeopardizing life or limbs.
  • Ensure proper cleaning, repainting, and repairing of units before new occupancy.
  • Schedule and complete annual maintenance inspections on all housing units with the Tenant Services Coordinator.
  • Maintain tools and equipment in proper working order so as not to hinder work progress.
  • Report all problem housekeeping and report any suspicious activity seen in units
  • Receive work orders and complete as required by established authority procedures or assign to other technicians.
  • Assist in the purchasing, stocking, and disbursement of maintenance materials and equipment.
  • Perform all duties courteously and pleasantly.
  • Perform other duties as assigned.

Requirements:

  • South Dakota License and insurable.
  • Certification in carpentry, electrical, plumbing or at least 3 years’ experience working in residential property maintenance preferred
  • Must pass P.L. 101-630 background check.
  • Must pass a pre-employment drug test.
  • Available for on-call duty every fourth weekend or as directed by the Director.
