Project & Service Manager – Residential Construction

VBC Homes in Sioux Falls, SD is seeking a Project & Service Manager to lead post-construction warranty service while supporting residential construction projects. This role is ideal for someone who enjoys problem-solving, working with homeowners, and staying involved in residential construction.

This role blends construction operations and customer experience. You’ll evaluate issues, coordinate solutions, and communicate clearly with homeowners and trade partners.

You bring strong construction knowledge, sound judgment, and the ability to manage multiple priorities while maintaining a high standard of quality and responsiveness. This is not just a service role. You’ll solve real construction issues while protecting the homeowner experience.

What You’ll Do

Lead Warranty & Service Operations

  • Serve as the primary point of contact for homeowners during the warranty period
  • Evaluate warranty claims and determine responsibility
  • Diagnose construction-related issues and oversee completion of repairs
  • Coordinate subcontractors, vendors, and internal labor to complete service work
  • Track service requests, maintain documentation, and monitor subcontractor performance
  • Supervise internal labor or maintenance staff; occasionally assist with service work

Support Construction Projects

  • Provide project management support during peak construction periods
  • Ensure projects stay aligned with schedule, budget, and quality expectations
  • Coordinate subcontractor scheduling, inspections, and key construction milestones
  • Assist with jobsite quality inspections, punch lists, and closeout activities

Drive Quality Control & Project Closeout

  • Conduct pre-close inspections and support homeowner walkthrough preparation
  • Prepare and review warranty documentation with homeowners
  • Organize and distribute project closeout materials
  • Assist with final punch list completion and turnover readiness

Deliver an Exceptional Customer Experience

  • Communicate with homeowners regarding timelines, expectations, and progress
  • Resolve service concerns and de-escalate issues with quality and responsiveness

What You’ll Need

  • 3–5+ years of experience in residential construction, warranty/service management, or project management
  • Strong working knowledge of residential construction methods, materials, and building systems
  • Experience coordinating subcontractors and managing construction schedules
  • Ability to diagnose construction issues and apply practical, solution-oriented judgment
  • Ability to read and interpret construction plans, specifications, and scopes of work
  • Experience working with homeowners or customers in a service-focused role
  • Excellent communication skills and the ability to professionally navigate challenging conversations
  • Strong organizational and time management skills with the ability to manage multiple priorities
  • Proficiency in Microsoft Office (Outlook, Word, Excel, Teams); experience with construction software (e.g., Buildertrend) preferred
  • Familiarity with OSHA regulations, building codes, and safety practices
  • Valid driver’s license and ability to travel to job sites

Where You’ll Work

  • This role is primarily office-based with regular time spent in completed homes and active construction sites, including varying weather conditions and uneven terrain.
