This is a full-time, 40 hours weekly, position with the Department of Veterans Affairs - Michael J. Fitzmaurice State Veterans Home. For more information on the Department of Veterans Affairs, please visit https://vetaffairs.sd.gov/ .
The hours are typically Monday through Friday from 7:00am to 3:30pm. If needed the position will need to adjust hours/days for projects or to help with coverage. The MJF State Veterans Home is a 24/7 nursing home.
The Senior Maintenance Worker is a critical component of providing a safe, functional building for our customers and employees. This position preforms skilled building maintenance tasks in the areas of electrical, plumbing, carpentry, refrigeration, heating, air conditioning, painting, locksmithing, and preventive maintenance to provide for the continued, safe, and efficient operation of the facility and associated areas. Communication and customer service skills to our external and internal customers are critical. Positive relationship management with our contractors is primary as well.
Primary duties include, but are not limited to:
- performs preventive maintenance inspections on parts, equipment, and structures to ensure continued and safe operations;
- performs predictive and preventive maintenance on HVAC systems to ensure the continued operation of heating, ventilation, and air conditioning equipment;
- inspects and lubricate gears, bearings, and pulleys;
- repairs steam radiators and air handling units by replacing valves, air lines, controls, thermostats, and circulation pumps;
- repairs or replaces plumbing lines and fixtures in buildings or facilities to ensure continued, safe, and sanitary operations;
- repairs broken sewer, steam, or water lines and replaces leaking valves and pipes;
- installs plumbing fixtures such as showers, toilets, urinals, sinks, bathtubs, fountains, sump pumps, hose bibs, and water heaters;
- installs, repairs, or replaces steam traps and leaky radiators;
- repairs fans, nozzles, and chains on equipment such as commercial dish washing machines, steam kettles, and pressure steamers;
- replaces damaged or worn electrical wiring or fixtures in buildings to maintain safe and continued operation of the facility;
- builds or remodels the interior and exterior of buildings to meet the required maintenance needs of the facility and complete work orders; and,
- completes general maintenance duties to ensure the safe and continued operation of the facility.
Snow removal is a priority during winter months and requires frequent communication with coworkers and building managers to ensure snow is cleared from the parking lot and sidewalks. Snow removal is accomplished with a snowplow/sander, skid steer with blade, snow blower, side-by-side vehicles with blades, and salt spreader. Some areas will require shoveling and using a walk behind snow blower and backpack blower.
Maintenance of our building entrance areas, sidewalks, and interior floors are a priority all day long during inclement weather. Daily initiative to handle all exception duties is critical. The applicant may be required to work adjust to best accommodate daily job duties.
Licenses and Certifications:
Possession of or the ability to obtain a valid driver's license is required.
The Ideal Candidate Will Have:
An associate degree in one or more of the trade areas listed above is preferred. Experience in building/property maintenance and maintenance knowledge and skills are also preferred and will be considered. Communication skills, honesty, friendly positive attitude, sense of urgency, and willingness to serve others will all prove valuable to the person filling this position. This position requires hands on work for one task, then motivating others (coworkers - contractors) for the next. Flexibility is important.
Knowledge of:
